The first thing
We recommend that you do prior to placing your property on the market, is to gather
together all warranties, guarantees, planning permissions, etc relating to the property
into a file. You probably have done this already, but sales can often be delayed
by no proof of planning consent for a conservatory or no guarantee of wood timber
treatments. It is also prudent to make your lawyer aware of your intention to sell
your property.
Call Le Gallais Estates
To come around and provide you with a market valuation, with our opinion of value
and the suggested asking price to achieve as much return for you as possible.
Presentation
is everything when trying to get you the best possible price, and this is where
we need to work together. Should it need it, de-cluttering the house and a good
clear out in the garden can save you thousands of pounds. Painting a few rooms may
cost you a few hundred pounds, but if it could save your purchaser shaving £5,000
off the asking price it’s well worth doing. We will guide you through the process
of getting your property looking just right to entice a buyer.
Decide Early
What you will be leaving at the property and what you will be taking. It is an unwritten
rule that all fitted carpets; curtains and light fittings are included in the purchase
price. However there maybe a few personal fixtures of sentimental value that you
wish to take with you to your new home. This is usually no problem if it is pointed
out to potential purchasers at the time that they first view. If further down the
line you decide you want to remove items that would normally be considered as fixtures
and fittings there could present a problem.
Marketing Tools
Vary greatly, and some may suit your property more than others. We will work with
you to decide. We will always start by taking the sales particulars and a wide selection
of digital photographs. We may also make floor plans and 360 degree tours at this
stage, and we will always send draft details or a draft brochure for your approval
prior to sending them out.
Our new website is the first place your property will appear. We have invested heavily
in our site recently and are always up-dating and improving it. As a result we now
get over 50% of our enquiries via the web.
Our window display is not crammed full of properties, it is designed to be changed
daily to keep it fresh and also to draw in prospective purchasers with its prominent
position on the pedestrian precinct in Bath Street.
Our Bath Street offices have recently been totally re-furbished and now offer a
modern, professional, welcome feel with discreet meeting rooms to discuss matters
away from reception.
Word of mouth is often the best way to sell anything in Jersey, so we will Immediately
be on the phone to matching applicants to arrange viewings. We also email and text
any matching purchaser to inform them of any new instructions. We advertise on a
regular basis using only professionally designed adverts in conjunction with our
Marketing Agency, using the best digital images and eye catching text. Your property
may be advertised in any of the following publications, where appropriate.
- Jersey Evening Post
- Homelife
- Country Life
- Gallery Magazine
- Places
- National UK Press
Keeping you informed
Is what we will do on a regular basis. From making an appointment to view; to giving
you that vital feed back from an applicant after they have viewed. Please arrange
for us to have a key to enable us to view which will be logged numerically in our
secure system. Most purchasers prefer the owner to be out when viewing, they are
often more frank with their opinions to the negotiator if the owner isn’t around.
Some purchasers like to have a look around your area before viewing internally,
but we would never send someone to view un-accompanied. Should anyone knock on the
door with a yarn of how ‘they were just in the area’ (particularly if you have a
sale board up) we always recommend that you ask them to call our office to arrange
a formal viewing, it may save you from time wasters or nosey neighbours.
Offers
made for your property will always be put forward both verbally and in writing and
we will negotiate hard on your behalf to achieve the best possible price for you.
Our commission
Is not fixed, and we will be delighted to discuss our terms and the high level of
service we offer to all our clients. We have no hidden charges, and the agreed fee
is inclusive unless other arrangements have been made prior to marketing. Le Gallais
has a unique approach to the way in which our negotiators are remunerated, we pay
a fixed salary, topped up with a performance related bonus. This means you have
Le Gallais’s entire sales team marketing your property and not just one commission
only agent. We can offer impartial advice and may recommend holding back for a better
offer and not just take the first one to come along in order to get a sale.
