Already in the summer quarter we ar seeing the steady trend in both property sales and lettings continue.
Rental Market
The rental market contrinues to strengthen with demand slowly making ground on supply, this is keeping values buoyant with new tenants even asking for 2, 3 and even 5 year leases in contrast to the accepted standard "1 year renewable" period that has been the market norm for the past few years.
The average rental value of a detached 3 bedroom, 2 bathroom house in a good location with parking and garden continues to hover around the £1,800 - £2,000 mark with a 2 bedroom apartment with parking around town being around £1,200 - £1,300 though this could increase dramatically if the views were exceptional.
Sales Market
There is certainly no doubt that 2010 has been a more fruitful year than 2009 but we're a long way from the market activity of 2007 and early 2008.
General enquiries slowed in August as we would expect - always the quiet holiday month. However there are positive signs that September and October will be more rewarding. Out Sales team have been busy giving their expert opinion of value on a number of properties and as a result have "taken on" some exciting new instructions up to the £7 million mark.
There has been much publicity wih regard to falling property values but we feel certainly in the short term that prices will remain as at present. The greatest demand will be for those properties that offer that something special and obviously those that stand out in the crowd for their good value.
